Responsible for oversight and execution of the sale leaseback transaction program. Role is focused on and achieving the highest portfolio value while mitigating risk through market insight and strategic transaction planning. Develops and executes opportunistic transactions to maximize asset value. Manages and leads relationship and communication with internal stakeholders and support teams as well as external advisory and support teams. This position must be knowledgeable and engaged in strategic investment and capital markets and possess strong financial and real estate transaction acumen.
Job Responsibilities
Transaction oversight and management of a 1,100 owned portfolio across different asset classes.
Develops and implements sale leaseback strategies and sequencing for company owned assets withfocus on creating and generating maximum value and meet quarterly expectations.
Actively manages, guides, and implements sale leaseback transactions of varying scale, value, and assetclass to advance quarterly forecasted sales proceeds and gains.
Develops and implements strategy and transaction opportunities to facilitate innovative and highest andbest value options for appropriate assets.
Collaborates with Portfolio Managers to ensure operational asset strategy alignment.
Guide and manage communication on execution strategy, deliverables, and timeline with internalstakeholders across the enterprise and coordinates requirements with other departments.
Centers on maximizing financial performance, identifies, and implements opportunities to increaseefficiencies.
Guides and manages external legal, brokerage, advisory and supporting vendor team.
Guides and manage internal transaction governance.
Conducts program analyses and reporting.
Leads solution planning to mitigate asset legacy issues (environmental, legal).
Collaborates and shares market knowledge and insight with Capital Markets and broader Real Estate team.
Collaborates closely with Project Manager, Capital Markets to manage data quality and producebusiness related scorecards and reporting materials.
Maintains active involvement in the real estate, financial and legal fields including industrynetworking and continuing education groups (i.e. ICSC, CCIM, etc.).

Qualification:
Bachelor’s degree and at least 4 years of experience in real estate Industry OR High School/GED and at least 7 years of experience in real estate Industry.
Experience applying financial principals and concepts for underwriting real estate investments (RR, NPV, Cap Rate, ROIC, Cost of Capital, EVA, etc.).
Experience presenting and reporting on project plans and cost benefit analyses to appropriatestakeholders, executives and senior management.
Experience in store level details, including lease terms, financial performance.
Experience in negotiating real estate contracts (including lease renegotiations, property disposition,vacant property subleases).
Experience in applying advanced quantitative and analytical skills.
At least 2 years of experience contributing to financial decisions in the organization.
At least 2 years of direct leadership, indirect guidance and/or cross-functional team guidance.
Willing to travel up to 10% of the time for business purposes (within state and out of state).
Preferred Qualifications:
Experience in managing external resources (landlords, brokers, contractors) to develop strategies thatmeet department goals within budget and established timelines.
Experience in identifying operational process issues and recommending and implementing strategiesto resolve problems.
Bachelor’s Degree in Finance, Economics or Real Estate
